Multifamily Apartment Framing

MULTIFAMILY APARTMENT FRAMING

We frame apartment buildings and multi-unit residential developments across Colorado, working as a subcontractor to general contractors and developers from pre-construction through inspection handover.
Multifamily framing is repetition at scale, and that cuts both ways. A detail done correctly repeats across every unit and every floor. A detail done wrong repeats just as reliably, and by the time anyone notices it has been built into forty units.
That is why our supervision is heaviest at the start of a package rather than the end. We spend the time on the first unit and the first floor getting the assembly right, because it is considerably cheaper to slow down for a day in week one than to rework three floors in month four.

Capabilities & core Values

Podium & Type III Experience
Most mid-rise multifamily in Colorado is wood frame over a concrete podium. We survey the deck before framing begins rather than discovering a discrepancy three floors up.
Consistency Across Every Unit
Repetition is the whole discipline in multifamily. We establish the assembly on the first floor and hold that standard through every level that follows
Inspection-Ready Framing
Correct fastening schedules, connectors installed to specification, and blocking where code requires it, so inspection is a formality rather than a rework trigger.
Schedule Coordination
Framing sequenced around your MEP rough-in and podium pour schedule, with crew sizing matched to the programme rather than to our convenience.

Frequently Asked Questions

01. What size multifamily projects do you take on?
We work across a range of scales. The more useful question is usually schedule and sequencing rather than size, and we will tell you plainly whether your programme is achievable with the crew capacity we can commit.
02. Do you work turnkey or labor-only?
Both. Turnkey gives you a single point of accountability for the framing scope.
Labor-only gives you control over material procurement and pricing. We will
recommend whichever fits how you are running the job.
03. Can you frame Type III construction?
Yes. Type III carries specific requirements around fire-retardant treated lumber
at exterior walls and assembly detailing that has to be correct before sheathing
goes on. It is not the place for a framer learning as they go.
04. How do you handle inspection?
We frame with inspection in mind rather than treating it as a separate stage at
the end. Correct fastening, connectors to specification, and blocking where code
requires it means the inspection does not become a rework cycle.
05. What happens if the schedule moves?
Schedules move. We would rather hear early and re-plan crew allocation than find
out when we arrive on site. Communication in both directions is what keeps a
framing package on programme.
